North Gaia Price

Sing Holdings Limited won the bid of an EC site in Yishun avenue 9 which fetched a whopping 7 bids at a state tender. North Gaia EC sits an area of 231,575 square feet (sq ft) and has a plot ratio of 2.8. With the top bid of S$373.5 million, it works out to a record to S$576 per square foot per plot ratio (psf ppr).

This project is wholly-owned by the Group. Construction is expected to commence in the third quarter of 2021 while sales launch is targeted for the first half of 2022. As an EC development, revenue from sales of units will be recognised based on the Completion of Construction method.

It is estimated the breakeven cost of this Yisun ave 9 EC at close to S$1,000 psf. North Gaia EC launch price may range from about $1,150 to about $1,200.

North Gaia Location

North Gaia is located at the edge of the Yishun town, Yishun avenue 9 and Yishun Close, around 2km from the Yishun MRT station. The land parcel is known as Lot 3974L of Mukim19 at Yishun Close Singapore. It is the newest EC site in the locality to be offered on the GLS since 2014 after The Criterion (completed 2018) and Signature at Yishun (completed 2017), so there could be some pent-up demand.

North Gaia is next to Symphony Suites (completed in 2018) which have transacted at an average price of S$1,118psf in 2021 year-to-date. Nine Residences, part of a retail/residential mixed development on Yishun Avenue 9, completed in 2015, transacted at an average of S$1,167psf in 2021 year-to-date.

North Gaia EC is located about 1.6km from the Yishun MRT Station at Northpoint City, which is just a short bus ride away. The Northpoint City is a 1.33 million sq ft mall and is linked to many amenities including a community club and regional library. Khoo Teck Puat General Hospital and Community Hospital is nearby, and for parents of young children, Chong Fu Primary School, a good school, is located within 1km of the new EC site.
